Borrowing and Lending Process
For Real Estate Borrowers
Advictus offers structured land financing for qualified development projects with clear entitlement strategies and long-term value potential. The process is designed to be efficient, disciplined, and aligned with our underwriting standards:
Submission & Review
Borrowers submit details on land holdings, planning status, entitlement strategy, and ownership structure.Due Diligence & Valuation
We conduct rigorous analysis of zoning, market viability, comparable land valuations, and the sponsor’s track record. We lend up to 65% loan-to-value (LTV) on development land.Loan Structuring & Terms
Competitive, customized loan structures are issued with security registered via a first-charge mortgage on the land. Interest rates are typically set at prime + 5–6%, and repayment terms are tailored to entitlement progress or value realization milestones.Capital Deployment & Oversight
Once approved, capital is deployed in a structured, milestone-based framework. In select cases, Advictus may offer advisory support to guide projects through the entitlement process, ensuring long-term viability.
For Venture Investments
Through our venture funds, we partner with founders, operators, and incubated teams to launch and scale innovative, AI-integrated businesses. Projects originating from our internal studio or sourced through strategic relationships undergo a stringent evaluation process and must demonstrate commercial potential, defensible IP, and scalable growth.

1. Real Estate Debt – Capital Preservation First
The Entitle Cap Mortgage Fund I is structured for downside protection, with lending capped at 65% LTV and secured through first-position charges on land assets. Projects must show credible paths to entitlement and future refinancing through government-backed programs.
2. Real Estate Equity – Structured for Alignment
The Advictus Alpha Fund deploys capital only into projects where equity gaps exist but value can be unlocked through entitlement or strategic structuring. Preferred equity terms, profit splits, and hands-on oversight ensure alignment with project success.
3. Venture Capital – Disciplined Early-Stage Investing
The Ignition VC Fund I focuses on high-growth startups sourced primarily from our incubator. Each opportunity is screened for scalability, sector fit (fintech, proptech, AI), and capital efficiency. We deploy only after validation through internal milestones and external market testing.
4. Technology Incubation – Controlled Innovation
Through the Advictus AppX Fund, we incubate and launch proprietary applications that solve tangible problems in real estate, finance, and automation. By building in-house, we retain control over capital use, development timelines, and go-to-market execution—limiting exposure while maximizing upside.
